Description
In this task, assume that your accounting firm has been contacted by investors to help research and report on opportunities for property investment into the short-term rental market using Airbnb.
Your client wishes to implement an Airbnb-centric innovative property investment strategy. The investment strategy, named SHOC (pronounced shock is an acronym for Shared Home-Office Cluster), aims to acquire a cluster of residential properties in metropolitan communities.
These acquired properties will be renovated into cost-efficient home offices, and marketing them as shared accommodations on platforms such as Airbnb. This will serve business travellers who prefer renting a shared home-office rather than staying at a conventional hotel.
Before your client decides to invest, they wish to understand more about Airbnb actual performance in Melbourne neighbourhoods to help obtain a timely recommendation for an investment in the market.
Your client would like your advice on:
- Should they consider investing in an Airbnb property in Melbourne?
- If so, which neighbourhoods and what type of property would you suggest are worth looking at?
You may want to explore, but not limited to, the following questions:
- Neighbourhood popularity Which neighbourhoods host the most listings?
- Expensive neighbourhoods Which neighbourhoods are the most expensive?
- Expensive neighbourhoods property type Which property type is most prevalent in expensive neighbourhoods?
The access to the assessment task and the submission will be done through AccountingPod in the unit site, available under Content > Assessment Resources > Assessment 2 > AccountingPod. You will be provided with real-world data captured on listing information from the Airbnb website in the AccountingPod portal. This data may contain erroneous, unformatted, or duplicate data. You will need to clean and format the data prior to performing an exploratory analysis. This cleaning step helps you understand the available data and learn first-hand about the business context of Airbnb listings.
AccountingPod Guidance
A separate guidance document (Guidance to the use of AccountingPod for Excel and Power BI) is provided in the unit site for this assessment task (in the folder of Assessment 2). The specific requirements are as follows:
- You will need to access the following path for AccountingPod to complete the assignment:
Content Assessment Resources Assessment 2 AccountingPod.
- Follow the guidance document of Guide to Assessment Task 2 – Excel and PowerBI and try all the modules. There are 6 modules in the Accounting Pod portal. Only module 2 and modules 46 will be counted towards your In total, there are 132 marks in these 4 markable modules (i.e., modules 2,4,5,6) and will be scaled to 30% for the final grade.
- Module 2 is data analytics using Excel (55 / 132 = 42%), Module 4 is data visualisation using Power BI (33 / 132 = 25%), Module 5 is the communication of the findings (22 / 132 = 17%) and Module 6 is a self-reflection written piece (22 / 132 = 17%). Again, these 4 modules will then be scaled to 30% for the final grade.
- Submission: Different from other assessment tasks you usually do in other units, the submission is done via AccountingPod in the unit site.
Learning Outcomes
This task allows you to demonstrate achievement towards the unit learning outcomes. The ULOs are aligned with specific graduate learning outcomes that is, the skills and knowledge graduates are expected to have upon completion of their studies and this assessment task is an important tool in determining achievement of those outcomes.
If you do not demonstrate achievement of the unit learning outcomes, you will not be successful in this unit.
It is good practice to familiarise yourself with the ULOs and GLOs as they provide guidance on the knowledge, understanding and skills youre expected to demonstrate upon completion of the unit. In this way they can be used to guide your study.

Submission
You are to submit your assignment in AccountingPod (rather than Dropbox in the unit site).
Submitting a hard copy of this assignment is not required.
Any work you submit may be checked by electronic or other means for the purposes of detecting collusion and/or plagiarism.
Marking and feedback
Students who submit their work by the due date will receive their marks and feedback on CloudDeakin 15 working days after the submission date.
Extensions
There will be no extensions granted unless there are exceptional and most unusual circumstances outside the students control. Students who require a time extension should submit a written request to the Unit Chair, supported with documentation (for example, medical certificate). Such requests should be submitted via the unit site using the Extension Request Tool. If students are applying after the due date (25 January 2025) or they require more than two weeks extension, they should apply for Special Consideration via StudentConnect.
Late submission
The following marking penalties will apply if you submit an assessment task after the due date without an approved extension: 5% will be deducted from available marks for each day up to five days, and work that is submitted more than five days after the due date will not be marked and will receive 0% for the task.
‘Day’ means working day for paper submissions and calendar day for electronic submissions. The Unit Chair may refuse to accept a late submission where it is unreasonable or impracticable to assess the task after the due date.
Calculation of the late penalty is as follows:
- 1 day late: submitted after Friday 11:59pm and before Saturday 11:59pm 5%
- 2 days late: submitted after Saturday 11:59pm and before Sunday 11:59pm 10%
- 3 days late: submitted after Sunday 11:59pm and before Monday 11:59pm 15%
- 4 days late: submitted after Monday 11:59pm and before Tuesday 11:59pm 20%
- 5 days late: submitted after Tuesday 11:59pm and before Wednesday 11:59pm 25%
Dropbox closes the day following submission due date at 11:59pm AEST time.
